Working in Gretna

New Subdivisions, New-Construction Concrete

Gretna sits along I-80 on the southwest edge of the metro, and it’s grown fast. Farm ground on every side of the original town has turned into subdivisions, and the school district has had to keep adding buildings to keep up. That means a lot of the concrete here is only a few years old.

New doesn’t always mean trouble-free. Around a new home, the soil next to the foundation was dug out and backfilled during construction. That backfill keeps settling for years, and the concrete sitting on it settles with it. The usual spots are the garage apron, the front stoop, and the section of driveway or walk closest to the house. A sunken stoop that tips water back toward the foundation is a common problem in newer neighborhoods.

Protecting Concrete in Its First Few Years

A little early care goes a long way on a new driveway. Keep de-icing salt off it for the first winter, since fresh concrete is more easily damaged by it. Seal it once it’s fully cured, usually after the first month or so. And keep an eye on the joints. Caulking the joint along the garage and the house early keeps water from washing out the fill underneath, which is what causes that settling in the first place.

Questions & Answers

Gretna Questions

Why is the concrete by my new Gretna home already sinking?

Usually because it’s sitting on backfill, the soil that was dug out and put back around the foundation during construction. That soil keeps compacting for years, and stoops, garage aprons, and walks built on it can drop. In most cases the slab can be lifted with mudjacking or foam instead of replaced.

Do you work in the older part of Gretna as well as the new subdivisions?

Yes. We cover all of Gretna, from the original town center to the newer neighborhoods on every side of it.

When should a new driveway be sealed?

Once it’s fully cured, which is usually about a month after the pour. Sealing before the first winter helps protect it from salt and freeze-thaw damage.

Is a builder warranty something to check first?

It’s worth a look. If your home is only a year or two old, check whether the builder covers concrete settling before paying for a repair yourself.
